What is our role as the Project Manager?

As the Project Manager, Extend Building Services will be responsible for the distribution of drawings and engineering specifications, plus any other relevant documents associated with the proposed works to the appropriate trades people. This task is usually completed concurrently while plans are with Council awaiting approval.


How much does Extend Building Services charge?

Extend Building Services apply a Project Management fee on the actual cost of the building project. On each and every project, Extend Building Services present savings that have been obtained through our excellent negotiating skills and expert advice.

In almost all cases our expertise not only covers our 15% Project Management fee but averages savings of around 25% to 35%.


Can I enter a fixed price contract instead of a cost plus contract?

Yes. Extend Building Services do offer fixed price contracts if clients would prefer to use this method. However, Extend Building Services would not recommend that fixed price contracts be used, in our experience fixed price contracts result in higher costs for clients.


How much involvement will I have?

The choice is yours. You are able to have as little or as much involvement as you like.

Extend Building Services is able to take the fuss and stress out of building, leaving you time to concentrate on the things in your life that are important to you. As part of the service, with your tastes taken into consideration, Extend Building Services will thoroughly research the many different products available and present the best two or three for you to choose from (with positives and negatives of each shown to help you decide).


How long will it take to complete our Project and will we be able to live in the home while our extension is being built?

Time frames change dramatically depending on the extent of the work. An estimated time of completion is able to be given once full working drawings are available and the full extent of the work is agreed.

Many of our clients have chosen to move out during the building process and others have chosen to remain on-site. If clients choose to remain on-site works are planned to cause minimal disruption. This is really a personal preference and should be based on the work to be carried out.


Who will Supervise our work?

Each project is allocated dedicated and experienced building supervisors. They are responsible for guiding your project through the building and construction stage and will liaise and co-ordinate with trades.
